A Unique Porch Remodel Bringing Downtown Style to Midlothian
This project began with a bold vision: the homeowners wanted to trade their standard deck for a space that felt like a downtown loft but fit perfectly in their suburban backyard. They craved the fresh air of the outdoors without the bugs, pollen, or humidity—a true "three-season" solution that didn't sacrifice style for functionality.
We partnered with them to bring this industrial-chic concept to life, transforming a simple outdoor platform into a sophisticated 360-square-foot retreat. The result is a stunning blend of engineering and design that offers the best of both worlds: the openness of a porch and the refined comfort of an indoor room.
Custom Retractable Glass Garage Doors for Indoor-Outdoor Living
The centerpiece of this unique porch remodel is the installation of three full-view glass garage doors. These aren't just windows; they are retractable glass walls that can be raised in seconds to completely open the space to the backyard. When closed, they provide a crystal-clear, weather-tight barrier that floods the room with natural light.
To ensure the space remains insect-free even when "open," we utilized a specialized screening system. This allows the homeowners to enjoy the breeze and the sounds of nature without the unwelcome guests.
Engineering a Seamless Three-Season Room
Achieving this "clean" industrial look required meticulous planning and execution behind the scenes.
Advanced Water Management: Because garage doors create large openings, we designed custom sloped sills with weep holes and drip edges. This innovative detail ensures that rain is immediately channeled away, protecting the luxury vinyl flooring inside.
Polished Interior Finishes: To create a polished aesthetic, the walls and ceiling are clad in white beaded vinyl soffit. We carefully furred the framing to ensure a perfectly flat surface, eliminating unsightly joints and maintaining the room's sleek, modern feel.
Overcoming Renovation Challenges: Precision Framing and Local Wildlife
Every custom build comes with challenges, and this one had two unique hurdles. First was the structural precision required for the garage doors. The framing had to be executed with zero margin for error to ensure the doors operated smoothly—a feat our team accomplished through careful calculation and craftsmanship.
The second challenge was a bit smaller: a family of chipmunks had taken up residence in the existing foundation. Before we could pour the new masonry foundation, we gently (and patiently!) encouraged our furry friends to relocate to a new home in the yard, ensuring no wildlife was harmed during the renovation.

Project Type: Conversion of an existing deck into a ~360 sq. ft. (30′ x 12′) three-season room.
Key Feature: Three Wayne Dalton Residential Aluminum (Model 8850) Garage Doors with full-view clear glass serve as retractable walls, allowing the space to switch effortlessly between a screened porch and an enclosed room.
Water Management: Custom sloped sills with weep holes and drip edges were installed at the large openings to prevent water pooling and protect the interior flooring.
Interior Finish: The walls and ceiling are clad in white beaded vinyl soffit. The framing was furred to create a seamless finish with no mid-span joints.
Flooring: Durable COREtec ONE Luxury Vinyl Laminate flooring was installed to withstand the semi-outdoor environment.
Windows & Doors: The project features ProVia Endure sliding and trapezoid windows, along with ProVia Steel French Entry Doors (Snow Mist White) to connect the room to the main house.
Screening: A ScreenEZE Screen Framing System with TuffScreen Mesh encloses the garage door openings to keep insects out when the glass walls are open.
Foundation: A new full masonry brick foundation was constructed to match the existing style and color of the home.
Structure: The roof pitch was carefully calculated so the highest wall did not exceed 12 feet, eliminating the need for material seams.
